There is a skillful combination of antiques from local area farmhouses as well as classic Louis Ghost chairs, Kartell acrylic tables lamps and stools and a Murano chandelier in the kitchen. This is an Italian house.
Bedroom 1 = ground floor ADA compliant bedroom that has a wheelchair accessible shower and a king/twin bed. It also has a living area with a 2-seat sofa and an extra wide terrace door with a sitting area.

On the 2nd floor there are 5 bedrooms
Bedroom #3= king/twin bed and ensuite bathroom with large glass shower,
Bedroom #4 = queen-bed room, which must be entered through the first bedroom or from an outside door, where a table and three chairs make for a lovely and panoramic spot in which to relax privately
Bedroom #5= queen-bed room has a sitting area and an ensuite bathroom with shower
Bedrooms #4 and #5 can be used as a family suite or by separate couples.
Bedroom #6 = king/twin bed with ensuite bathroom as well as a nice large glass shower
Bedroom #7 =has a king/twin bed and an even larger bathroom with shower

The lounge area, with a wide screen TV, leads to a huge dining room.
The spectacular profesional kitchen is modern and sleek. It features two fridge/freezers, a dishwasher, breakfast table, stove, two ovens. and opens out onto a covered terrace with a large dining table that can accommodate up to 20 people
All rooms open to the outside.
There is a washer and dryer located on the 2nd floor where most of the bedrooms and bathrooms are located.
Also on 2nd floor, at the top of the stairs, there is small reading/sitting space that leads out to a small balcony with room for one to sit and read.

The pool house has large glass doors that provide plenty of natural light; it boasts a separate full kitchen with hobs and a small fridge (no freezer), ideal for preparing snacks without going to the main kitchen.
There is a beautiful wooden table seating up to 16 people and a wooden oven and built in barbecue.
On one side there is a shower room with a toilet and outdoor shower plus beautiful, lush gardens and fabulous views.
A sand colored pool, fed with salt water, is entirely fenced in to provide additional safety for children
The pavilion is sheltered on one side with glass and a lovely dining area with perfect views of the pool and stunning countryside
The pool is approximately 49’ x 16 ½’ and can be heated on request with at least 1 week notice. The additional cost for this is €500; it also has a solar cover, which helps to keep the water warm.
Paths and pool are all lighted
Electric gates and alarm system complete the house features.

Tuscany has kept well hidden, certain jewels where memories and the imagination conjure images of the past which are intense and unforgettable. Casa del Ponte e Vini, which is an extremely well furnished dwelling, is the result of the conversion and restoration of an old water mill.
Completely rebuilt in local stone in 1606 by the Arrighi family, the water mill has shared the same history and dates from the same period as the nearby Abbey of St. Antimo (12th Century). As a mill it functioned perfectly until about 60 years ago.
